Building Environment Solutions

nalco_bes_building2.jpg

Managing a building environment that is comfortable and safe for occupants is challenging. In addition, the building must be operated efficiently and must be maintained in a clean, hygienic condition. Achieving these objectives requires a sound practical approach. It requires a management plan that includes performance-based goals for maintaining acceptable indoor air quality (IAQ) and for optimising operational performance of ventilation systems. Building Environment Solutions is designed to provide:

  • High quality indoor air
  • Reliability
  • Peace of mind
  • Proven savings on utility costs

Nalco's indoor air quality specialists are committed to providing Building Environment Solutions (BES) that can help reduce the risk of airborne pathogens, contaminants or other environmental hazards while also reducing operating costs, preserving assets, optimising building performance and promoting a comfortable building environment. By partnering with Nalco you have access to consultative services that will help you manage your facility through a performance based management plan. We offer a turn key solution for optimising HVAC system performance that meets IAQ recommended guidelines that can help ensure a comfortable building environment and that can help reduce energy costs. Our program is focused on ENERGY, FILTERS, COILS and IAQ.

Energy Saving

nalco_bes_energy.jpg

The BES program supports the ever-increasing demand on organisations to reduce Energy costs whilst also supporting the EU Directive on the Energy Performance of Buildings (please see link to the right). Possible areas that may reduce Energy consumption of fans would be to:

  • Reduce airflow resistance achieved by the low airflow resistance fibres of the 3M filter
  • Improve heat transfer efficiency achieved by cleaning of the coils
Nalco uses 3M's industry accepted fan energy estimation models to simulate an existing building's energy use pattern. These models can also demonstrate the possible savings resulting from implementing Nalco's Building Environment Solutions.

Building Conditions

nalco_fan_energy.jpg

Building Conditions relationships using the following building conditions:

  • Fan capacity: 14,160 m3 VAV with volume reset to zone demands
  • Fan speed: 750 RPM
  • Fan TP: 10 mmHg
  • Fan Motor Efficiency: 54% combined fan and motor HP efficiencies
  • Ave Electricity costs: 0.10 Euro per kW averaged per year
  • Estimated hours per year: 3,600 occupied hours per year

Filters

Filtrete Commercial High Performance Filters

nalco_bes_filters.jpg

Filtrete Commercial High Performance HVAC Filters from 3M. Nalco has created an alliance with 3M Filtration to bring you an innovative fibre technology. Filtration is essential for particulate removal to prolong coil cleanliness and reduce particle concentration in the building environment. Filtrete Commercial Hugh Performance HVAC Filters may also reduce fan energy costs due to low airflow resistance fibres having comparable efficiency ratings and construction. The Nalco Difference

nalco_bes_filters2.jpg

  • Reduce Fan Energy consumption
  • Keep air handling units cleaner
  • Optimise filter unit installation and management
  • Optimise air handling unit profile through regular quarterly inspection and monitoring
  • Estimate Filter performance
  • Reduce particle bypass and deposition on the coils
  • Reduce particle concentration in the building environment

Coil Flo

COIL-FLO: HVAC Coil Cleaning

nalco_bes_coildata1.jpg

Odour problems can trigger negative responses from building occupants and guests. One source of odours is dirty HVAC equipment. The COIL-FLO HVAC Cleaning Service cost-effectively removes microbial contamination, dust, soil and debris, so HVAC systems operate more efficiently and odour free.

Certified team of service technicians

nalco_bes_coildata2.jpg

The COIL-FLO cleaning services takes the hassle out of coil maintenance. Certified Nalco technicians are equipped to thoroughly clean any type of HVAC system, from large roof-top units to small in-room air handling units at a fraction of the time other methods require, and with less mess. This service includes:

  • Before and after photos
  • Measurement of air flow improvement and temperature delta
  • Energy savings calculation
  • Air filter replacement
  • Replacement of condenser drain pan maintenance tablets

Patented deep cleaning technology

nalco_bes_coildata3.jpg

The COIL-FLO cleaning service includes exclusive pressure washer equipment and technical technology that penetrates the inner core of coils without damaging them. Thorough cleaning and microbicide applicationinhibit microbial growth up to six months.

  • 7 and 35 bar cleaning system will not damage fins
  • Low water flow rate reduces risk of facility damage from water overflow
  • Self-contained units do not require water access near coils – can be used in remote locations
  • Assortment of exclusive attachments for access to all parts/areas of coils

IAQ

Return on Investment - Comfort and Health

nalco_bes_iac.jpg

Improvement in indoor air quality can lead to reduced rates of employee sick leave. Reducing sick leave will improve productivity levels and increase revenues. Total cost of operation is reduced due to lower expenditure on temporary staff and sick pay. Improved indoor air quality reduces risk liability in the workplace. Nalco performs basic indoor environment checks to assess indoor air quality and environmental performance. IAQ comfort checks are generally performed quarterly.

The Nalco Difference

nalco_bes_iac.jpg

Basic environmental checks performed include particle counting, temperature, humidity and non-viable total fungal spore analysis. These basic indicators of indoor air quality are compared to local legislation and guidelines to demonstrate environmental performance. Regular monitoring is an invaluable tool for benchmarking facility environmental performance and to demonstrate comfort to stakeholders and occupants.

  • Demonstrate IAQ performance through regular quarterly monitoring
  • Demonstrate due diligence
  • Prevent IAQ problems from developing
  • Proactively react to IAQ issues
  • Maintain HVAC parameters within local or national guidelines
  • Support a performance based management plan
  • Demonstrate that ventilation rates lie within local legislation or guidelines
